PREMISES

Any of 6 bedrooms in a 130 y/o Victorian farmhouse, ranging from 180 - 210 square feet. Each room is equipped with a high quality mattress, linens, clothing storage, writing desk and chair. 

The Zora Neale Hurston Parlor Suite on the 1st floor has a private bath. 

Shared spaces include a Bathroom for 2nd and 3rd floor Residents, Kitchen, Living Room, Dining Room and furnished Front Porch.

Kitchen storage includes designated space in fridge and cabinets for each Resident. 

DEPOSIT - BOOKING A RESIDENCY

A Deposit is required to secure booking. Deposit includes room fee, security hold, 1.9% transaction service charge (HVWR pays the other 2%), and local STR occupancy taxes. 

Deposits are accepted on a first-come-first-serve basis.

REFUND POLICY

Deposits are 100% refundable for up to 24 hours following booking. After 24 hours, 50% of the Deposit is refundable on cancellation; at fourteen (14) days prior to Residency start date, only Security portion of the Deposit is refundable.

SECURITY HOLD

Security Hold ($300/monthly or $150/Nightly/weekly) will be returned following departure, return of keys, and inspection, or w/in 48 hrs following cancellation.

MAIL 

The Post office is across the street. Mail and packages, may be received by Residents at the following PO Box.

14 DAY NOTICE TO VACATE 

Either party may cause the Term or duration of Residency to be shortened at any time for any reason provided each party gives the other fourteen (14) days written notice to vacate. (Monthly Residencies). 

BREACH OF GOOD FAITH OR MISCONDUCT: IMMEDIATE NOTICE TO VACATE

Anyone determined to be acting without respect and decency toward fellow cohort members or Village residents, or toward any property thereof, shall be given notice to vacate the premises immediately. 

HOUSE GUIDE

• Check-in after 2pm; Check-out by 11:00am 

• No smoking, vaping or burning incense anywhere on the premises, or property, including outdoor porch

• Shoes off inside - Shoe Storage in Entry - House slippers or designated indoor shoes ok 

• Quiet hours 24/7; Super quiet hours 9p-9a 

• Only TP in toilettes; (*no* wet wipes - they accumulate in the pipes and cause messy and expensive back-ups). 

• Laundry room is outside Parlor Suite, so as a courtesy we ask that residents coordinate with the Parlor suite resident who shares a wall with the laundry room before doing a cycle.

• Overnight visitors and guests are permitted on an occasional basis, and must be cleared by management in advance 

• Common sense shared kitchen and fridge courtesies; some shared some designated space. Leave the kitchen cleaner than you found it.

• No used dishes left in sink or on counters overnight

• Keep private rooms and common areas clean 

• Professional cleaning service will come twice a month for bathrooms and common areas; available for individual rooms at residents' request and expense. 

• Fire extinguishers located:1) on the second floor btw the window and the bookcase, and 2) in the bottom right cabinet in the kitchen, next to the oven.

• Fire escape at top of stairs on 3rd floor 

• Extra blankets, fans, space heaters available on request. 

SOCIAL MEDIA

If you broadcast from, take photos, videos, or create social media posts of any kind, featuring or using the Residence or images of the Residence, or if any part of the Premises is visible in your posts, you agree to tag Hudson Valley Writers Residency @hudvalwritersny in your social media posts.

Any photos captured of Residents, while in residence, shall not be made public without Residents’ express verbal consent. 

SAFETY

Fire Extinguishers are on the first floor, located in the kitchen cabinet next to the Oven and second floor on the wall behind/next to the bookcase. 

Fire Escape is located on the 3rd floor at the top of the stairs. 

INDEMNITY

You agree to hold harmless Hudson Valley Writers Residency, Write on Residencies LLC, their staff, owners, directors, parents and subsidiaries, and their contractors, partners and vendors in the event of act of god, accident or injury, or in the event of damage to or loss of personal property, etc. 

FURNITURE

Bed, linens, desk with chair, clothes storage provided. (Fully equipped kitchen and stocked bathroom); No furniture may be brought into the Residence without express consent in advance from Residency Director. 

BINDING

By submitting a Deposit to Hudson Valley Writers Residency, you agree to the foregoing terms and conditions, including that you have read and agree to abide by the Terms set forth in the House Guide section above.
